The following is an update to the Northport Journal’s September 13 article regarding the sale/lease of three district properties.

The Northport-East Northport School District has released on its website an overview of offers submitted to the board for its three available properties: 158 Laurel Avenue (William J. Brosnan building), 253 Bellerose Avenue and 120 Dickinson Avenue for sale and/or lease.

“At the September 21 Special Board of Education Meeting, administration and the district's real estate agents (Newmark Realty) will be presenting information regarding the received proposals for each building to the public. The board will also be soliciting feedback from the community regarding these proposals and the potential sale/lease of each building,” a newly published announcement on the website reads.

The announcement then links to information regarding initial and revised offers (from the same potential buyers) for each property. While some information has been redacted to “protect the district’s negotiating position,” an overview of the offers submitted to the board is available, with the range of final offers for each property indicated.

Final offers for the Bellerose Avenue property, for example, range in price from $3.5 to $16 million with proposals including a condominium complex and single family homes. Apartments have also been proposed for the property, though specific information is not listed in the overview.

One developer with an offer in for Dickinson Avenue included on its resume “extensive experience with the public referendum process as we have purchased and redeveloped schools in different townships throughout Nassau and Suffolk Counties.” Another developer is proposing market rate “for sale” cluster homes, most likely attached townhomes with a basement and garage. Offers for the Dickinson property range in price from $5.8 to $9.3 million.

The Brosnan property has brought in offers ranging in price from $2.5 to $8 million which include “ultra luxury clustered townhouse rentals.” That offer indicates “some creative uses for the existing building,” including using a portion of it to possibly relocate Northport Village Hall and the Northport Village Police Station. The developers are looking to keep the structure intact and would consider repurposing the building to create 55-and-over luxury rental units with amenities should the Village not be interested in a relocation there.

The September 21 board meeting will take place at 7pm at the Brosnan building. Community members who attend the meeting and want to address the board can sign up at the beginning by submitting a communication card to the district clerk.

Any member of the community who wishes to ask questions or share their feedback regarding the sale/lease of the buildings but cannot attend the meeting may submit their questions/feedback to propertysale@northport.k12.ny.us. Emails will be reviewed prior to the September 21 meeting. Emails with similar themes will be addressed collectively.
