The application before the Town of Huntington Zoning Board of Appeals (ZBA) for 19 apartments at the North Fort Town Plaza on Fort Salonga Road has been withdrawn. Originally scheduled to come before the ZBA this Thursday, March 14, the application was recently withdrawn by the applicant, Alan Medvin of North Fort LLC, the Journal learned. According to zoning board counsel John Bennett, “any further application going forward for site plan approval would be to the planning board.”
A mixed-use property with offices and retail stores including Fattusco’s Pizzeria, the 33,000-square-foot building was purchased for $10.2 million by North Fort LLC, of Melville-based real estate investment firm A2 Development Group, in 2022.
The withdrawn plan included 19 apartments to be located behind commercial businesses at the corner of 1015 and 1019 Fort Salonga Road and Norwood Road in Northport. The proposed dwelling units include one studio apartment, 15 one-bedroom apartments and three two-bedroom apartments.
The applicant was requesting a special use permit for parking relief, thereby waiving the town’s C6 parking code that requires all mixed-use apartment complexes to provide 100% of their parking onsite. North Fort LLC’s plan allots for 149 parking spaces, but requires 216.
At this time, no information on the applicant’s plan to revise his proposal has been made public. You can find the withdrawn plan here.
